Why most concrete jobs fail

A sealed floor is only as good as the prep underneath. Here is what goes wrong.

  • Surface not prepped

    A sealer applied to dirty or unprofiled concrete bonds to nothing. Six months later it peels off in sheets, taking the look of the floor with it.

  • Wrong product for the surface

    A driveway sealer on a basement floor will not behave the same way. Different concrete surfaces need different products and different finishes.

  • Moisture coming up through the slab

    Moisture from below pushes any sealer off the top. We test for moisture and apply the right product for what the slab is actually doing.

  • Thin coats

    A single thin coat does not protect. We apply enough product, in the right number of passes, for the surface and the use.

We come out, look at the floor, talk through your color and finish goals, and put a real quote in writing within a couple of days.

Prep and profile

We grind or etch, clean thoroughly, and condition the concrete so the product has something to bond with.

Stain and seal

Direct Colors ColorWave for a transparent finish or a high-quality solid coating, then a sealer pass to lock the color in.

Walkthrough

We walk the finished floor with you, mark anything to touch up, and come back within a week to handle it.

The product

The products we use on concrete

For transparent finishes we use Direct Colors ColorWave, a water-based concrete stain that shows the natural veins and texture of the slab. We seal it with Direct Colors AquaSeal so the finish stands up to traffic and cleaning.

For solid finishes we use a high-quality concrete coating in the color you choose. With solids, the brand matters less than the prep, which is why our process emphasizes it.

Water-based, low-odor, safe for finished interior spaces. Suitable for basements, garages, patios, and walkways.

Concrete staining and sealing questions

How long does the finish last?
Most stained and sealed concrete holds up for five years or more, depending on traffic and use. A garage floor with vehicle traffic wears differently than a basement living space.
Transparent or solid?
Transparent shows the natural concrete with veins and texture. Solid gives you a single uniform color. We will walk through both options on the estimate visit.
Do I need to leave the house during the job?
No. The products are water-based and low-odor. For basement work we usually want someone home while we are in the house, but you do not need to be present the whole time.
Can you fix existing peeling sealer?
Yes. We grind off the old sealer, prep the concrete properly, and apply a new finish that will actually bond.
Do you do driveways?
No, we do not seal driveways or apply driveway sealcoat. For surface stains on driveways we may be able to help, but standard driveway sealing is outside our scope.
Do you do epoxy?
No. We do stain and seal finishes on garage floors but we do not install epoxy systems.
Is the finish safe for pets and kids?
Yes, once it is fully cured. The products are water-based and low-VOC. We will give you a clear timeline for safe use.
How long does the job take?
Most basement, garage, and patio jobs run a few days, depending on square footage and how much prep the surface needs.
