What makes a contractor-grade stain different?

Two main things: how the product is engineered, and how it is applied.
Contractor-grade products are formulated to bond with wood or concrete instead of coating it. The chemistry is built for professional application by someone who knows what to look for. The finish penetrates, ages instead of failing, and can be refreshed without stripping.
Big-box products are formulated for homeowner ease of use. They go on with a roller or sprayer, dry quickly, and look good for a season. They are not engineered to last under real weather, real traffic, or real moisture cycles. They are a different product, sold to a different buyer, with a different expectation.
The other half is application. Contractor-grade product applied wrong fails just like big-box product. Hand-brushing, real prep, moisture testing, the right number of coats: these matter as much as the product in the can.
